Our clients — whether investors, family offices or private individuals — aren't just looking for good design; they're looking for certainty. That's why at Vizcaíno Arquitectura we have standardised our processes to eliminate improvisation. This is how we manage your asset.

1. Integral Digitalisation: The BIM methodology

We don't draw lines; we build virtually. We use BIM (Building Information Modeling) to create a digital twin of the building before construction starts.

Clash detection: The software warns us if a pipe collides with a beam during the design phase, not on site (where fixing it would cost thousands of euros).

Precise measurements: The budget doesn't come from a manual estimate — it comes from the 3D model's database.

2. Communication and Transparency: The Weekly Report

The silence of the architect is the biggest source of anxiety for the client. During the construction phase we implement a Weekly Progress Report system:

  • Site progress status (schedule vs. reality).
  • Photographs of construction milestones.
  • Financial control of approved certifications.

You don't need to visit the site every day; we are your eyes and your technical control.

3. Preliminary Strategy Phase (The safety filter)

Unlike traditional studios, we don't start designing immediately. Every assignment begins with a Feasibility Analysis Phase:

  • Thorough review of urban-planning and sector-specific regulations.
  • Preliminary cost analysis and financial feasibility.

If the project isn't viable or profitable, we'll tell you at this stage. Our commitment is to your interests, not to billing you for an impossible project.

4. Proactive Permit Management

We don't submit the project to the town hall and "wait". We actively follow up the file, responding to technical requirements swiftly and staying in contact with municipal officers to unblock processes.

Architectural quality is the result of an orderly process. Our methodology is designed to offer technical control, legal security and financial transparency at every stage of the real-estate development.
